Our standard fee is 10.5% of gross rents including pet rents, short-term lease fees, and all other rent-associated payments. Our standard fee for late fees is 50%.

Marketing, showing, application process, leasing, collection, maintaining the property throughout the terms of the lease. If a landlord wants additional marketing such as print-ad, we will accommodate but at the landlord's request.

We also include accounting: paying bills such mortgage, utilities, contractors, taxes, insurance, pest control.

These are the things included in the charge, however, we can provide all of these services or none - the fee is the same. All of these records are available on the Owner Portal.

Generally, an inspection is done once a year.

We will change the AC filters quarterly which will give us eyes on the property. We charge $50 per service which includes labor and filter.

We always recommend pest control services for three reasons. First, it puts eyes on the property. Second, it protects the property from an infestation. Lastly, it is extremely affordable. We recommend the services quarterly. Pest control services is an owner expense, but services can be managed by On Q Properties.
